Water Heater Types Tank vs Tankless and What Inspectors Evaluate

Water heaters are among the most frequently noted systems in home inspection reports — either because of their age, their condition, or the safety components associated with them. Understanding the primary water heater types, how each works, and what inspectors evaluate helps buyers and homeowners interpret those findings accurately.


Water Heater Types: Tank and Tankless

Tank Water Heaters

The tank water heater is the most common type found in homes. It consists of an insulated storage tank — typically 30 to 80 gallons — that keeps a supply of water continuously heated and ready for use. When hot water is drawn from a fixture, cold water enters the bottom of the tank to replace it, and the heating element or burner activates to maintain the set temperature.

Tank water heaters are available in gas, electric, oil, and propane configurations. Gas units are the most common. The tank sits in a fixed location — typically a utility room, garage, basement, or closet — and connects to the home’s plumbing supply lines and, in gas units, to a flue or venting system.

The defining characteristic of a tank water heater is standby heat loss — the energy consumed to maintain the stored water at temperature even when no one is using hot water. This is an inherent inefficiency of the tank design.

Tankless Water Heaters

A tankless water heater — also called an on-demand water heater — heats water only on demand, when a fixture calls for it. When a hot water fixture opens, cold water flows through the unit, and high-output burners or electric elements heat it instantly. When the fixture closes, the unit shuts off.

Tankless units eliminate standby heat loss because they do not maintain a stored supply of heated water. They are compact, fitting into smaller spaces or mounting to a wall. Gas tankless units require venting; electric units typically do not.

The practical limitation of a tankless unit is flow rate — the volume of hot water it can produce per minute. A unit sized appropriately for one or two simultaneous draws may fall short if multiple fixtures are running at once. Sizing is important at installation.


What Inspectors Evaluate

Inspection considerations differ somewhat between tank and tankless units, but both share common areas of focus.

Age and remaining useful life. Tank water heaters typically have a service life of 8–12 years, with some lasting longer depending on water quality and maintenance. Inspectors note the age, which is typically found on a label or encoded in the serial number. Inspectors note a unit approaching or beyond its expected lifespan — not because it has failed, but because replacement planning is appropriate. Condition and visible concerns. Rust, corrosion, mineral deposits, and evidence of past leaks around the base of a tank are all observable conditions. Corrosion at connections or fittings indicates aging or water chemistry concerns.

Temperature-pressure relief valve. The TPR valve is a critical safety component on tank water heaters. It releases pressure or temperature if either exceeds safe limits inside the tank. Inspectors verify the valve is present, has a proper discharge pipe directed toward the floor or drain, and shows no obvious signs of failure or prior discharge. Venting. Gas water heaters require a flue to remove combustion gases. Inspectors observe the visible flue pipe for proper pitch, material, connections, and termination. Improper venting is a safety concern.

Seismic strapping. In regions that require or recommend seismic strapping for water heaters, inspectors note whether the strapping is present.

Common Misunderstandings

“A tankless water heater is always better.”
Tankless units offer real advantages — efficiency, longevity, and compact size — but they are not universally superior for every application. Flow rate limitations, higher upfront cost, and the need for proper sizing are real considerations. The right choice depends on the home’s demand, the infrastructure available, and the occupant’s priorities.

“If the water heater is heating water, it’s fine.”
A water heater that produces hot water may still have conditions worth noting — a deteriorating anode rod, a TPR valve that has not been tested in years, an improperly configured flue, or a unit that is 14 years old with a stated service life of 10. “Water heaters don’t need any maintenance.”
