The lower roof must be below freezing. The eave overhang sits beyond the building envelope and receives no heat from below. When outdoor temperatures are low enough, this section stays frozen — which means any meltwater reaching it refreezes.
This is why ice dams are fundamentally an insulation and ventilation problem, not simply a weather problem. A well-insulated, well-ventilated attic keeps the roof deck cold and uniform — which prevents the warm-zone, cold-zone temperature difference that causes ice dams in the first place.

What Ice Dams Can Damage
The ice itself is rarely the primary concern. The water trapped behind the dam is.
Roof covering and deck. Water backed up behind an ice dam sits against shingles for extended periods. Asphalt shingles are designed to shed water moving downhill — they are not designed to hold standing or upward-moving water. Over time, water infiltrates beneath shingle edges, saturating the underlayment and the roof deck below it.
Attic insulation and structure. Once water penetrates the roof deck, it enters the attic. Wet insulation loses its effectiveness and, if not dried promptly, can foster mold growth. Structural members — rafters, sheathing, and framing — are vulnerable to wood decay when exposed to persistent moisture.
Ceilings and interior finishes. Water that travels far enough reaches ceilings and walls. Staining, bubbling paint, peeling wallpaper, and sagging drywall are all signs that water has entered the living space from above.
Gutters and fascia. The weight of ice dams frequently damages gutters — bending, pulling, or tearing them from the fascia. Fascia boards are also vulnerable to saturation and rot when water backs up against them.
What Inspectors Look For
An inspector examining a home with a history of ice dams — or one where ice dams are active — will focus on both the evidence of damage and the underlying conditions that allowed them to develop.
Evidence of past water infiltration along the lower roof zone, attic sheathing with staining or soft spots near the eaves, and interior ceiling staining below the roof perimeter are all findings that may indicate ice dam history. Damaged or sagging gutters near eave areas are another common indicator.
Inspectors also assess attic insulation levels and ventilation conditions, since these are the root causes. A home with inadequate attic insulation and poor ventilation is a home where ice dams are likely to recur regardless of how much ice is removed each winter.
Common Misunderstandings
“Removing icicles prevents ice dams.”
Icicles are a symptom, not the dam itself. Knocking down icicles does not remove the ice ridge that is trapping water on the roof. In some cases, aggressive icicle removal can damage gutters or injure people below. The ice dam itself forms at the eave and cannot be safely removed by pulling on the icicles hanging from it.
“Ice dams only damage roofs.”
Water backed up behind a dam can travel a significant distance before it appears inside the home. Damage to attic insulation, framing, ceilings, and walls is common — and often the first visible sign is a water stain on a ceiling several feet from the exterior wall.
“Ice dams mean the roof needs to be replaced.”
Ice dam damage is an insulation and ventilation problem, not necessarily a roofing failure. Addressing the root cause — improving attic insulation and ventilation — is often a more effective and less expensive solution than replacing the roof covering, unless the roof covering itself has been significantly damaged.
