Every home rests on a foundation. The foundation transfers the weight of the structure to the ground below and separates the living space from the soil. Full Basement

A crawlspace foundation raises the home above grade on foundation walls, but not enough to create a usable room below. Crawlspace foundations are common in moderate climates and on sites where a full basement is not practical.

Slab-on-Grade
A slab-on-grade foundation consists of a concrete slab poured directly on prepared ground, with no basement or crawlspace below. Pier and Beam
Pier and beam foundations support the floor framing on individual piers — concrete, masonry, or wood — rather than continuous foundation walls. A home inspector evaluating a foundation focuses on what is visible and accessible. This varies by foundation type.
Visible foundation walls. Where foundation walls are exposed — in a basement, crawlspace, or at the exterior — inspectors look for cracking, bowing, leaning, or evidence of water infiltration. Common Misunderstandings
“Cracks in the foundation always mean a serious structural problem.”
Not every crack indicates a structural concern. Minor shrinkage cracks in poured concrete are common and often cosmetic. The characteristics of the crack — its orientation, width, whether it has displaced, and whether it is growing — matter more than the simple presence of cracking. An inspector documents what is observed; a structural engineer determines the significance.
“A slab foundation cannot have moisture problems.”
